Commercial & Mixed-Use Properties

Commercial properties include spaces such as shops, offices and warehouses. Mixed-use properties combine uses, such as apartments above a store.

Start with who uses the space

Understand the business uses, tenant mix, occupancy and demand for similar space. A location that works for one kind of tenant may not work for another.

Read the leases

A lease sets out rent, dates and responsibilities. Check who pays taxes, insurance, maintenance and other expenses. Lease labels alone are not enough. A lease nearing its end can mean future vacancy, marketing costs or money needed to prepare the space for a new tenant.

Evaluate the whole property

Income, expenses, lease terms and physical condition all matter. Review whether the current and planned uses are permitted and whether there are environmental or access concerns. For mixed-use, examine the residential and business portions together rather than treating it as an ordinary single-family rental.
