Your First Conversation With Ben
You do not need a perfect file to start a discussion. Clear facts and clearly identified unknowns are more useful than filling gaps with guesses.
Start with the project
Be ready to explain whether you are buying or refinancing, the property type and location, the planned work, the timeline and how you intend to repay the loan. For refinancing, an estimated existing-loan payoff is important. Ben can review the payoff and proposed refinance structure with you.
Bring the numbers you have
Useful items include the purchase price or current value, completed-value estimate and its supporting evidence, a written renovation budget and expected spending timeline. If a deadline or a property issue needs explanation, say so early.
Choose what to share
Start by sharing the project facts you are comfortable discussing. Ask Ben which documents are needed and how to share them securely. You can read these guides without submitting personal information.
Your quick checklist
- Summarize the property, transaction and planned work.
- List the facts you know and the items still unknown.
- Flag deadlines, existing debt and unusual property issues.
- Ask for a secure way to share account statements, credit documents and other sensitive records.
