Specialized properties

RV Parks, Mobile Home Parks & Other Properties

Some investments combine real estate with a substantial day-to-day operation. RV parks and mobile home parks are examples, but they do not all work the same way.

Mobile home parks

Also called manufactured housing communities, these may rent sites to residents who own their homes. Others include park-owned rental homes. Separate site rent from home rent and identify who owns and maintains each part. Water, sewer or septic, roads and electrical infrastructure need attention.

RV parks

An RV park may serve overnight guests, seasonal visitors, longer stays or a mix. Understand how that affects collections, staffing, utilities and demand across the year. A busy weekend alone does not show the property’s year-round performance.

Other specialized properties

Self-storage, hospitality, senior housing and other special-purpose assets each have different income and operating needs. Identify what you are buying: land and buildings, equipment, an operating business, or a combination. Do not assume all of that value can be financed as real estate.

Your quick checklist

  • Separate site income, home income and other revenue.
  • Confirm permitted sites, occupancy and actual collections.
  • Inspect infrastructure and replacement needs.
  • Understand staffing, seasonality and what assets are included.
